Benjamin "Benji" Berkowitz Shares a Personal Standard for Evaluating Retail Real Estate Decisions

Benjamin "Benji" Berkowitz is sharing the micro-market test he relies on personally, a standard he believes anyone evaluating retail property decisions can apply to their own thinking.

Before looking at a cap rate or a rent roll, Berkowitz says the first question should be a narrower one. Not "is this market growing," but "is this specific block, this specific intersection, going to hold up in five years."

"Broad market themes tell you where to look. They don't tell you what to buy," Berkowitz said. "A city can be growing everywhere except the half mile around a shopping center. That's the half mile that matters."

What the standard requires

Berkowitz recommends running any prospective retail decision through the same three-part check before committing to it.

Tenant mix against daily need. Berkowitz favors centers anchored by essential-service tenants, the kind of businesses people visit regardless of the broader economy. He says this is less about naming specific tenant types and more about a filter: does the center serve something people need weekly, or something they can skip.

Physical condition against cost to fix. Anyone weighing a value-add property should expect to spend money after closing. Berkowitz says the standard is to underwrite the repositioning cost before the offer goes out, not after.

Operating history against management capacity. Berkowitz says a deal only clears the standard if whoever is managing it has experience that maps directly onto the problems the specific property has.

"None of this is complicated," Berkowitz said. "The discipline is in doing it the same way every time, even when a deal looks obviously good on the surface."

Why he's sharing it now

Berkowitz says he wants to put the standard into words, rather than leave it as a private habit, because he thinks it holds up regardless of who is applying it or where.

"When it's just an instinct, it lives in your head and it's inconsistent," Berkowitz said. "When it's a standard, anyone can apply it the same way, and the answer holds up even on a deal they haven't looked at closely yet."

He points to his own interest in neighborhood and community shopping centers in secondary markets as a direct output of this thinking. Focusing on unanchored and junior-anchored retail is, in his telling, less a market bet and less a geography bet, and more a bet on this specific underwriting discipline holding up across many different cities.

What comes next

Berkowitz says he intends to keep applying the standard to his own work going forward, and hopes others weighing similar decisions will test it against their own process. He is not naming new target markets or a deal pipeline. The commitment, he says, is to the process, not to a number of transactions.

"I'd rather pass on ten deals that don't clear the standard than close one that does, on paper, but fails the half mile test," Berkowitz said.

He also frames the standard as something separate from Colonial Commercial Real Estate, where his brokerage work continues alongside his role at Pearl. The two functions, he says, inform each other. Years of representing buyers and sellers of single-tenant and multi-tenant retail properties, he says, is where the micro-market instinct came from in the first place. Sharing it publicly is simply where he's chosen to write it down.
